| A Landlord's Guide |
|
Your property is a valuable asset and provided a few simple steps are followed, letting your property can be a profitable and stress free experience. We are here to assist you every step of the way. We can also offer free impartial advice on potential purchases should you wish to add to your portfolio or if you are a new landlord. Once you have instructed us to act on your behalf, you can relax, knowing that your property is in safe hands. Using state of the art computer software, allied to our extensive local knowledge and experience, we endeavour to match your property with a suitable tenant that is right for you. We actively market your property via the local press, internet portals, our website and eye catching "to let" board. Potential tenants are then assessed as to their suitability, and if required, accompanied to view your property. Subject to satisfactory replies to reference enquiries, a tenancy can then be agreed. Prior to the tenant taking possession we will collect the initial rent together with the security deposit.
If you have selected our complete management service, when a tenant has taken possession we can collect the rent, inspect the property at regular intervals and arrange for any normal maintenance work (for which the landlord is responsible). Our fees will be deducted from the rental income, the balance of which will be forwarded to you in a monthly statement of income and expenditure.
