EPC – Energy Performance Certificate As from October 2008 an Energy Performance Certificate is legally required on all new rentals in accordance with EU directive. This certificate must be issued before any written information about the property is provided and before any viewings take place.
FAQ's What is an EPC? An EPC is a certificate that gives new tenants information on the energy efficiency and carbon emissions of the property. The format of the certificate consists of two separate ratings; The Energy Efficiency Rating measures the overall impact of the properties efficiency and the levels of wastage. The current and potential ratings are given and will be classified from A – G according to how high or low the running costs are. The Environmental Impact Rating estimates the impact in Co2 emissions that the property has on the environment. These ratings also take into consideration standard assumptions about occupancy, heating patterns and geographical location. A recommendation report is also included. What is the recommendation report? The recommendation report gives advice on how money and energy can be saved in the property. However, these are only recommendations and not requirements. How much does an EPC cost? From £50.00 + Vat How often does an EPC need to be renewed? The EPC is valid for 10 years regardless of how often the tenancy changes. However should the owner wish to renew the EPC due to renovations that may improve the properties rating, the certificate may be renewed before the end of the 10 years.
